Waggener Ranch has many beautiful custom homes throughout. Builders, as well as home design and landscaping plans, must be approved by the Architectural Control Committee, and are held accountable throughout the building process. Waggener Ranch property owners agree to abide by the stringent but fair restrictions, thus ensuring the protection of property values for all owners.

14 acre park includes a stocked bass lake and picnic area for all to enjoy. In addition, there are several running creeks on Waggener Ranch, with the number and flow varying depending on current rainfall levels.

Waggener Ranch's 830 acres vary in topography. Phase I is less hilly in general, and is ideal for people who want to have horses on their property. Phases II and III claim lots with spectacular views, while many still have appropriate conditions for horses as well....there are horses residing already in both Phase I and Phase II. Wildlife roams freely - a drive through the Ranch may find Aoudad Sheep cooling off in the lake, or any of the exotics resting in the shade of the beautiful oak trees.

Wildlife abounds at Waggener Ranch. Native Texas Hill Country species from white tail deer to foxes and roadrunners have always called it home. Over the years, the Waggener family added four types of exotics: Blackbuck Antelope, Fallow Deer, Axis Deer and Aoudad Sheep, all of which have thrived there. Residents have formed a Wildlife Committee which feeds and protects the animals, ensuring their continued survival on Waggener Ranch.

Waggener Ranch offers the opportunity to live on and enjoy an 830 acre Texas Hill Country Ranch, without all the ranch work. The 5 - 10 acre lots allow privacy and seclusion without isolation. Small town life gives way to big city convenience within 30 minutes or less.
